Steps 1-3: finding the perfect property on Lake Garda for you. We’ll search through the books of local agents, sellers and developers, arrange viewings, accompany you and interpret, until you find a property on which you want to make an offer. These services are provided free of charge; in the event you go on to have an offer accepted, we will be paid by the local estate agent, so you will pay nothing more than the standard 3% estate agent fee.

Once you have found your home on Lake Garda, you are free to continue without our help from this point on, or continue with us through steps 4 – 12.

Steps 4 – 5 cover all the tedious pre-completion formalities that need to be taken care of before you can become the owner of property in Italy.

Steps 6 – 7 cover negotiating the price you’ll pay, selecting and liasing with the notaio and taking care of the official translations of all the legal and technical documentation involved in the purchase.

Steps 8 – 9 cover the post-completion formalities that need to be taken care of once you are the new owner of your Italian home: utilities, direct debits, residency and much more.

Step 10 covers sourcing, installing and accepting deliveries for a kitchen, furniture and lights.
